Here’s some advice…

Choosing the right agent for your sale is really important, our job isn’t simply about opening the door to your home – our service is worth much more than that.
 It’s vital that your property sale is treated as an all-encompassing service from the outset, and that’s what we do.
 It is also why we align ourselves to other businesses with the same ethos as us, to assist in the selling
process. From mortgage advise, to financial planning, movers and conveyancers – we can refer you
to them all and assure you they will give you the same service we provide.

So, a few things to think about before we begin getting buyers through the door!

  • Are you selling to buy? If so, do you have a trusted mortgage advisor to advise on porting mortgages, interest rates and access to all market products? No? Then let us refer you to one.
  • Do you have a solicitor who will carry out the conveyancing? Same applies! We have local conveyancers who work like us; available to debunk the jargon and communicate quickly and clearly.
  • Have you thought about the total costs of selling you home? Moving costs, stamp duty for onward purchase, conveyancing and mortgage fees etc. It all adds up, and we want you to have all the information at the outset.
  • Present the property in the best light. Let us help you with hints and tips for a good first impressions – we will be honest.
  • What’s your intended timeline? Is there a deadline? Let us know this at the outset so we can guide you alongside the market.
All of the above we discuss on the valuation – it’s not just about the property itself, it’s about you and your expectations.

Here’s some more advice…

Don’t pre-judge a potential buyer
We all make immediate assumptions about other people but try not to do this to the people who are looking at your home.They may not even have their house on the market yet, but things can move quickly. Often, with the right guidance, it all falls into place.
 
Be honest
Are there issues with the structure of the property? Boundary disputes? Any likely restrictions or covenants?  Please let us know. Honesty and early intervention on issues can save sales falling through – and if we don’t know, we have people we can ask!
 
Let us do the job we are good at
You are our client, and at the centre of what we do, but we’ve spent many years and lots of training to get to our level of expertise. Being open to negotiation and feedback really help us get the best we can for you!
