It’s not just a case of opening the door to viewers and signing on the dotted line – there’s a host of legal obligations that you and your property need to fulfil before we can start the search for tenants. There are gas safeties, EICRs, government right to rent checks, HHSRS, the Deregulation Act (2015), EPCs, service of the How to Rent guide, deposit prescribed information and plenty more that we don’t expect you to know inside out – because we do!
 
As your letting agents, we ensure you can take a step away, of not just the day-to day management of your property, but all aspects. We want to get to know you, your property, and in turn your tenants!

Property Management Services​

You have a busy life outside your rental property – so we will do the below (at the very least) for you!

  • Talk though you all your legal obligations and how best to prepare the property for viewings.
  • Advise on the best and most appropriate rental valuation for your circumstances.
  • Market your property not only on our website, but also on Zoopla, Primelocation, Facebook & Instagram. Not forgetting, of course, in our Portland Road office window.
  • Arrange to meet potential, pre-qualified applicants at your property for viewings.
  • Take out full applicant references and credit checks.
  • Draw up a customised Tenancy Agreement, a detailed inventory, and a schedule of condition
    (including photographs) at the agreed fees plus VAT 
  • Collect the deposit and register it with the Tenancy Deposit Scheme.
  • Set up your tenant’s rental standing order and organise advance rental payment.
  • Organise regular property inspections.
  • Contact the tenant regularly, to make sure that all is well.
  • Organise any necessary repairs and maintenance as instructed by you, normally via our network of trusted contractors or any you prefer.
  • Negotiate any tenancy renewals and take care of the paperwork. Renewals are seen as new tenancies now, so there is legal obligation.
  • At the end of the tenancy, arrange an assessment of any property dilapidations, which may be covered by the tenant’s deposit.
  • Monthly statements of account for your tax returns

We ask you to fill out our Property Information Form to give us all the information to manage your property the best we can – everything from where the meters are, to the account to send your rent to!
