As tenants, you are incredibly important to us. We know the reputation our sector can have, and the business was set up to dispel this and ensure tenants have a positive and happy experience renting with us.
Our responsibility is to ensure you live in a safe, compliant property and you can make that space your home. We feel incredibly lucky to work alongside brilliant landlords who entrust us to look after their biggest assets.
Nothing makes us happier than you finding your new home! With this in mind, we have a range of properties in and around Hove and Brighton and beyond that could become your next home. We know lots of areas in Sussex so please contact us to register on our database. Finding a home to rent in and around Brighton & Hove isn’t always easy. This is an over-subscribed market and good rental properties get snapped up quickly.
Things to consider
Our team offers help and advice to help you find your perfect property. Have think about the following:
- How much rent can you afford to pay? Check with us for your affordability for the referencing requirements. We can help with an idea of the bills too by asking existing tenants.
- Do you have or want pets? We have plenty of pet friendly properties!
- Do you need white goods?
- Do you need parking? We can check where there are waiting lists
- What length tenancy are you looking for?
- Most importantly, ensure any agent you rent through are ARLA Propertymark regulated – this ensures full compliance and fair, honest, and transparent dealings with tenants. At Lawton & Dawe Properties, we have been regulated since we established!

Tenants Services - How to find your new home to rent!
- We update our website every day, but don’t forget to check out www.zoopla.co.uk and onthemarket.com as new properties will be loaded here, too.
- We are flexible on viewing times. What’s more, we can do before and after working hours where we can, and if this suits you better.
- All tenancies will need to be a minimum of 6 months, with a notice period of 2 months.
- It’s not a case of first come first served. We look to place the most suitable tenantsinto properties and act as fairly as we can.
- Have a look at our Tenant Guidelines to learn more about the process and your responsibilities.
- There is a 5-week deposit required that we would keep safe in our dedicated deposit account and register with the TDS scheme, which is approved by the government.
- We use an external referencing company who do a credit check, employment reference and previous landlord reference. Any questions or concerns on this, please do let us know.
- We’re happy to recommend removals, cleaners and handymen – for when you’re moving in and out (hopefully not too soon!).
- And then? Look forward to packing everything up and we’ll be there moving in day!
