Lawton & Dawe Properties – FAQs

We’re estate and lettings agents in Brighton and Hove.  We help people to buy, sell, let and rent their homes.  Our approach is, “With you as you grow”.  To sum up, that’s how we feel about our clients, whether they’re landlords, tenants, vendors or buyers.  With this in mind, you may have a “property journey” ahead of you.  And, we’d like to support you at each stage.

Our staff are often answer the following questions.  So, to help you make an informed decision about using our services, we thought we’d ask and answer them on your behalf.  We like to help.

Contact us if you’re not sure, though.  Of course, there may be something we’ve not thought of.

What areas you cover?

Mainly Hove, actually.  Why?  Because we know – and like – this area very well.

In particular, restricting our geographic reach distills our expertise.  Also, it enables us to recommend, let and sell only the best and most appropriate properties to our customers.  What’s more, we know almost all there is to know about all the local amenities.

We’re even familiar with the bus routes.

And, the bars (apparently).

How long have you been in business?

We were founded in 2010 by Lucy Dawe, who leads the business as founder and CEO.  Since that time the property sector has grown.  Specifically, whilst people are still buying and selling, the rental sector has seen a big increase.  Therefore, landlords are upping their game, with attractive well-maintained properties.  In order to attract good quality tenants, properties must be of a high standard.

What does being a member of ARLA Propertymark mean?

As estate and letting agents with a great reputation, it means a great deal.  Actually, it’s VERY important to us.  We are a fully accredited member of the Association of Residential Letting Agents.  Firstly, not all letting agencies have this.  Why?  Because it’s hard to get!  And, hard to keep, of course.

In summary, being an ARLA Propertymark member signifies that we adhere to the standards and levels of professionalism that this highly regarded body  out for its members.  How?  Because we have to work to a robust Code of Practice which governs everything we do.  And, in an unregulated industry this is something you should make mandatory when using the services of a letting agent.

Therefore, all our key stages in letting and managing property are in accordance with this accreditation body.

I’m a tenant.  Where do you keep my deposit?

There are strict rules governing how and where we store your deposit payment.  Since 2007, legislation has been in place to ensure that we lodge deposits in a Tenancy Deposit Protection Scheme.  We will send you a certificate of the deposit within 30 days of the start of your tenancy.

This legislation goes a long way towards protecting our tenants’ money and we support it wholeheartedly.

I’m a landlord.  Can you take care of everything for me?

Yes, of course.  We offer full property management services for landlords and would be very pleased to offer you this timesaving, stress-busting service.

Lawton & Dawe Properties is looking forward to hearing from you.  Contact us today for more information about how we can help you.

Do you have Client Money Protection?

Yes.  We’ve always had this.

As members of ARLA Propertymark, this comes as part of the package. Our accounts are audited yearly, and we proudly have our CMP certificate on show in the office.

We need you to know that your money is where it should be at all times. Please do ask us if you need more information.
